Dear Mike, This is long overdue! We wanted to thank you so much for being our realtor in selling of our West Los Angeles home in 2021.

When we first came to you, we thought we had plenty of time to sell our home as we would be obtaining a loan for the new home (or so we thought). We were notified in November that our new home would be completed in February and we were required to close on 2/24/2021.

We advised our “lender” who was going to finance our new home loan only to find out that he could not. Pressure was on to sell our West Los Angeles home before the closing of escrow on our new home. This was in the height of Covid-19 as well. You stepped up your efforts and arranged showings the first week in January 2021. Several weekends of showings using the Covid-19 protocol.

We received an offer within the first 2 weeks and signed the deal. I wish it were that easy…. Our potential buyer used every trade inspection known to man. The buyer was even concerned with the way the water from the gutters went through the down spouts.

Mike you are our hero, you went on the roof with the hose running water in the gutters to show that in fact the downspouts were clear. Through this entire process you kept us informed and you were there to answer all our questions and ease our concerns.

Recently I was given the unexpected task of settling my late cousin’s estate which included two homes in Westwood. I own a thriving business so I didn’t have time to deal with all of the details that come with selling property.

Luckily, I’ve known Mike for many years as a customer and a solid person. When I told Mike about my situation, he told me not to worry and that he would take care of everything.

I was truly amazed as how quickly he sprang into action. He put together a plan to sell the first house which included getting rid of all the personal items left behind and putting the house in order for sale. We received multiple offers and sold over asking.

The second house was more challenging since there was a long term tenant occupying the property. Mike negotiated a settlement with the tenant which allowed us to show the property, receive 15 offers and sell it for $400,000 over asking.

When settling my parents’ estate, Mike assisted us above and beyond the call of a realtor. A family member had hired a lawyer and had forced my parents’ house to be sold on the market.

To make a long story short, Mike represented us in purchasing the home. Lawyers and realtors were saying that it could not be done; we have to let the house go. Even when faced with this difficult situation, Mike represented us in our bid for the home.

I was first introduced to Mike–not as an initial interview for a broker–but upon a visit he paid to my house several years prior. We Miss You, Mike

Sometimes, you don’t develop a true appreciation for excellence until you’ve had a chance to experience mediocrity in full force. That’s why we miss you, Mike.

For all your other clients, they should know that your professionalism and deep understanding of the real estate business just aren’t that common. True, Marilyn and I have had the benefit of doing three deals with you when we were in Southern California, but it was bittersweet. You spoiled us. So when we just finished our most recent deal in Northern California, retiring from our two-story home to a single-story and age-restricted community more conducive to our circumstances and stage in life, we couldn’t help but wonder why none of the people in either the buying or selling ends of both deals could hold a candle to you.

Maybe the first clue was that they don’t really know and work their farms the way you do. Out here, every realtor seems to let the multiple listing do the work for them. They don’t bother getting the word out through realtor caravans or otherwise pushing properties through any of the effort that requires hard work and planning — your trademarks.

Then there are the unkept promises. Everyone claims he or she will stick with the client through assorted tortures by lenders and title company representatives. So far, after a dozen deals across multiple states, we have found you are the only one who actually comes through on such a promise. Everyone else has been mysteriously pulled away at the last minute and unable to show up. Coincidence? I don’t think so. Your counterpart realtors just realize that it is then too late for us to back out and that they have nothing to gain by inconveniencing themselves at that point. This, of course, just isn’t your style. If Mike gives his word, Mike delivers. It’s that plain and simple. And it is increasingly rare, my friend.

In any case, whether it is a small deal or large one, there remains no one equal to Mike Cockinos when it comes to best-in-class realtors. We know. And we miss you when we have to deal with anything less.

To Anyone needing a Real Estate Agent:

Recently my brother, Robert, and I decided to sell some residential income property in West Los Angeles. We chose Mike Cockinos as our real estate agent because he knows West L.A. as only a seasoned professional would. This, along with his enthusiasm for his profession, his reputation for high ethical standards, and his affiliation with Coldwell Banker gave us confidence in listing our property with Mike.

Mike went in to action right away. The “For Sale” sign went up in the front yard, ads appeared in the Los Angeles Times and in the real estate journals. Soon real estate professionals, private parties, and land developers were looking at the property. It seemed helpful that Mike knows so many people in the real estate and business communities.

Before long we were choosing from several offers for the property, each much higher then we had imagined possible. Within a couple of weeks after listing we were in escrow.

I would like to say that it was smooth sailing, but life isn’t like that. Some of our tenants, though treated very fairly, were not happy about changes this sale would bring and were making things difficult for us. Thank goodness Mike stepped in and smoothed things over, interfacing between ourselves and the tenants. He spared us a lot of stress and may well have helps us avoid a legal situation. This took hours of Mike’s time, good interpersonal skill, and the patience of Job. This is not in the job profile of a real estate agent, but it is an example of the way Mike is willing to go the extra mile for his clients.

My brother and I never had to go to Mike’s office on San Vicente Blvd. Mike always came to our home when we needed to meet. This was a great convenience to us. Mike was available most of the time on the telephone and returned calls promptly. He kept us informed of all developments, no matter how minor, as they happened. He cheerfully answered all of our questions and really listened to our concerns.

After a while we closed escrow and the property was successfully sold. We are glad we chose Mike as our real estate agent. He possesses a refreshing combination of ambition with a lighthearted style and a great sense of humor. He is a good negotiator and works well with all kinds of people. We will call him again for future real estate transactions, and when asked if we know of a good real estate agent, we will recommend Mike Cockinos.

As you know, Marilyn and I interviewed a number of realtors from different companies before choosing you. We did this because, even though we have known you personally for many years, selling a home to relocate across the country had to be a business decision for us, not a personal one.   • Comprehensive understanding of pricing and all economic aspects of the deal. You have bought, sold, and managed more than 20 of your own properties in the area in addition to your own work, used your MS in economics, and it shows.
  • Integrity and accuracy in business dealing with all parties. You told it like it was, did not try to sugar coat your realistic appraisal of what our house was worth in the current market, and leveled with the buyers about what we needed to do to close the deal when their own realtor fell short. As a result, we closed almost a month sooner than we had expected and realized a greater profit as well.
  • Negotiation and pricing finesse. I have seen you negotiate everything from business deals to tires over the years, but never benefited so much personally as when you hit the nail right on the head about how we should price our house for a quick sale. Your instincts in the offer and counter offer stages also saved us a lot of money and even more hassle, without risking the loss of a single good offer.

Overall, thanks a million. There are people who let things happen and people who make them happen. You’re proven that Mike makes it happen.

He works vary hard for his clients, contacting other agents to show the house to any potential buyers, or to pass the word along about the house itself, how it is offered at a very good value, and updating the agents on all the latest information such as lowering the price, or if an offer has been made. letting any previously interested parties be made aware of that fact in case they might decide to also make an offer. He gives wide exposure of the sale to the general public through newspaper ads and many open houses.

After the house is sold, he continues to work very hard to make sure everything involved before escrow closes goes as smoothly as possible. He keeps in contact with other agents who might have had interested clients in case the deal falls through for various reasons knowing widely to the real estate community.
